Access to most of the documents below are restricted to owners only. To register as an
owner see the instructions in the section below titled Association Documents and Records.
Given the COVID-19 pandemic Zoom will be used to conduct association meetings online.
Zoom is a webcast tool that allows participants to speak, chat, view documents and see
each other using their computers or smart phones.

Evergreen Estates residents that are not owners are also welcome to attend board
meetings. They can request Zoom meeting information by emailing
secretary@evergreen-estates-poa.com and providing their name and street address.
INSTRUCTIONS: Use the Google Drive link above to access electronic copies of the HOA
documents and records. Only owners are allowed access to these records. The
first time you try to access the Google Drive link you will be asked to request
access. Requests will be authorized, usually within 24 hours, for all owners with
recognizable email addresses. The following documents can be found there:
Shoreline Property Management, now a division of The Manor Association Inc. provides
owners with a web portal. This portal enables owners to pay assessments, see payment
history and access Association records.
Shoreline has been using a portal based on the Pilera software platform. Starting
June 1, 2022 owners will be transitioned to a new portal based on the Vantaca software
platform.
Association Group Email Communication (owners and residents only)
Yahoo discontinued Yahoo Groups on December 15, 2020. We have used this service
for many years as a way for to share information with each other via email.
A new group email service has been set up on Groups.io. This new service was created
by the same developer behind the original Yahoo service. All Evergreen Estates owners
and residents are welcome to use it.
To subscribe to the new service:
Get into your email so you can send a new message.
Send a new message to this email address:
evergreen-estates-poa+subscribe@groups.io Copy and paste the address if needed. The subject and message portion of your new
email will be ignored and can be blank.
Wait a minute or two. You should receive a new message from Groups.io
with a subject of “Confirm Your Groups.io Subscription”. If you don’t see it
check your spam folder.
To confirm your subscription reply to the message just received. You don’t
need to add any reply message text as it will be ignored. Just reply and send.
At this point your subscription request will be reviewed manually, usually
within 24 hours or less. Approval will be made for all requests with email
addresses that can be recognized as an owner or resident in the Association.
Once approved you will get a Welcome email from
evergreen-estates-poa@groups.io with information about the group.
Group members can post messages to other group members by
sending an email to this recipient:
evergreen-estates-poa@groups.io Your message is
automatically emailed to every member of the group.
Is there a way to receive association meeting notices and minutes by email? Answer: Yes for owners, go to:
http://shorelinepropertymanagement.com
and click "Receive Documents Electronically". Complete and submit the email consent
form. Add notifications@manorinc.com
to your email contacts list to prevent mailings from Shoreline getting tossed in your
spam folder.
How can I receive billing statements electronically from Shoreline? Answer: After you receive your first statement from Shoreline you will get
an account number. You can the go to:
http://shorelinepropertymanagement.com
and click "Signup for eStatements".
How do I gain access to the "Owners Only" Association Documents and Records? Answer: If you are an owner click the "Google Drive link" and request access
using your Google account. Access is granted manually, usually in 24 hours, for email
accounts that are recognizable as legitimate owners.
Do I need a Google account to access the Google Drive folder? Answer:
Yes. If you have gmail you already have a Google account. If you don't you can
create a Google account for free using your current email address.
Everyone is familiar with the drainage ditch in the park. There is a much less
famous drainage ditch that runs through the backyards of the lots on Merlin Way
(north side of the street). This cement ditch runs from the RV Lot down to Old San
Jose, turns right, and ends in a metal drain.
